REAL ESTATE COLD CALLING
Real estate cold calling services for investors
Trained, dedicated cold callers who sound like your business — not a robocall. We turn outbound dials into real motivated-seller conversations for investors, wholesalers, and agents.
Cold calling that reaches motivated sellers first
The fastest way to a deal is a live conversation with a motivated seller before your competition finds them. Our real estate cold calling service puts a dedicated, US-market-trained caller on your campaign who dials your list every day, follows a proven script, and hands you warm, qualified conversations.
You handpick your caller from live samples you can hear right now, so the voice representing your brand is one you trust. Every campaign runs on a professional ReadyMode dialer with call recording, and our quality-control team audits calls continuously to keep pickup-to-lead conversion sharp.
Whether you run single-family wholesaling, land, multifamily, or agent acquisition, we size the cadence to your deal flow and keep your caller accountable to your revenue targets — reported weekly.
The operating rhythm
What a week on your campaign actually looks like
Outbound is not a launch, it is a routine. This is the one we run, and the one you can hold us to.
Your caller dials your list
A full 8-hour dialing day on a multi-line dialer — about 3,000 dials. Every call is recorded. Numbers rotate across a pool of 20–40 DIDs per caller, because a number that makes a few hundred dials a day starts picking up spam labels and stops connecting.
Leads reach you the same hour
A qualified conversation does not wait for a weekly summary. It lands in your inbox or your CRM with the recording and the notes attached, while the seller still remembers the call.
QC audits the recordings
Our quality-control team listens to calls across the week, not just the ones that went well. Script drift, rushed openers and missed qualifying questions get corrected while the campaign is running, not at the end of the month.
A report and a real meeting
Dials, contacts, leads and appointments for the week, against the same numbers from last week. Then a call with your caller and your account lead to decide what changes — the list, the criteria, the script, or the cadence.

REAL SELLER CALL · 30-SECOND CLIP
Vacant, paid off: found in four questions
Four short questions: does he live there, how long has he owned it, why sell, is it paid off. No pitch.
Read what was said
Caller: It’s your primary? Do you live there?
Seller: No, no, no. This is just a vacant house.
Caller: And how long have you owned it, sir?
Seller: It’s been in the family for years.
Caller: What’s your reason for selling the property? I’m just curious about that.
Seller: Well, it was rented for several years, and they’ve moved out, and I’d rather have the money.
Caller: Oh, so it’s paid off right now? It’s paid off, correct?
Seller: Paid off, yes, yes, yes.
REAL SELLER CALL · 30-SECOND CLIP
Offered $70K, paid $150K: what’s his real number?
The caller doesn’t argue about the offer he turned down. One question gets his bottom line.
Read what was said
Seller: It is a fixer-upper. I don’t think it’s a tear-down. I’ve had people tell me it’s a tear-down, but me personally, I think it could be fixed.
Seller: I was offered 70 grand for the property, and I can’t accept that offer. I paid $150,000. I overpaid. I definitely overpaid, but I still can’t accept that.
Caller: Do you have any asking price in mind, like a bottom line?
Seller: Yeah, bottom line, at least $100,000.
REAL SELLER CALL · 30-SECOND CLIP
“I wasn’t interested”, then “I’m ready to go”
No pressure. A closing date that fits his timeline keeps the conversation going.

Caller: And you don’t have any asking price?
Seller: No, not really, because I wasn’t interested. I was interested, but… I got a few little things I need to do to the house, and then I would say within two or three months, I’m ready to go.
Caller: By the way, we have a flexible time on the closing. We can do the closing in four months or five months. Is this okay?
The arithmetic
What one caller produces in a month
Most vendors will not put this in writing. These are the ratios we run to, on well-traced data, for a single full-time seat.
The number that moves everything is the contact rate. At 10% on well-traced data one seat places about 3,000 dials a day across eight hours of dialing — roughly 69,000 a month over 23 working days — and reaches about 300 owners a day, or 6,900 a month. On a stale or badly traced list the same dials reach a fraction of that, and the whole funnel halves with it. That is why data quality is a conversion input on this page and not just a line on an invoice — and it is the reason skip tracing is built into the plans rather than sold by the record. The full working, including what an unmanaged caller costs once you price the dialer, the numbers and your own time, is in what cold calling actually costs. Worked backwards from a single contract, the same funnel is in how many cold calls it takes to get a deal.
Individual results vary. These are the ratios we plan campaigns around, not a forecast of what your market and list will return.
Failure modes
What actually kills an outbound campaign
In our experience it is almost never “cold calling does not work”. It is one of these five, and each one has a fix.
The list was wrong
Not bad data — the wrong people. Calling every owner in a county instead of the ones with a reason to sell produces polite conversations and no deals. We build to criteria: equity position, length of ownership, occupancy, and the life events that actually precede a sale.
The data was stale
Disconnected numbers burn the same dialing hour a live one would. A meaningful share of owners have no mobile on file with any source, and others have a number tied to an address they left years ago. Re-tracing is part of the plan, not an upsell.
The numbers got flagged
A single number making hundreds of dials a day gets labelled as spam by the carriers and stops connecting, and the campaign looks dead when it is only unreachable. Callers dial from a rotating pool, and we retire numbers as their answer rates fall.
The caller changed every month
Turnover is the quiet killer of offshore outbound: every new caller restarts the learning curve on your market, your criteria and your objections. You pick your caller here from recordings, and that caller stays on your campaign. Our real estate virtual assistants work the same way, and if one is out sick or leaves, cover is our problem, not yours.
Nobody followed up
Most sellers who eventually transact were not ready on the first call. A conversation that ends in “not right now” is a callback date, not a dead lead, and it goes back into the cadence with the reason attached. What those callbacks sound like, and how often to make them, is in our guide to following up with motivated sellers.
The rules were an afterthought
We scrub against the national Do Not Call registry before a list is dialed, keep to state calling windows in the prospect’s local time, record calls, and honour removal requests on the call itself. We are not your attorney — your own counsel should sign off on your programme — but none of this is left to the caller to remember.
The honest part
When cold calling is the wrong channel for you
We would rather say this now than three months into a campaign. Outbound calling is a poor fit if you need deals inside four weeks — the first contracts typically land in month two or three, because the sellers who answer in week one are rarely the ones ready to sign (real first-call-to-closing times are in does cold calling work for real estate?). It is a poor fit if nobody on your side can take a warm handoff within the hour; a qualified seller who reaches voicemail goes cold faster than any lead you have paid for. And it is a poor fit if you cannot yet say what you buy — price band, condition, area, exit — because the caller has to qualify against something.
If that describes where you are, say so on the call. Sometimes the right answer is to fix the buy box first, or to start with data only and dial it yourself until the criteria are proven. We will tell you which, and we would rather lose the sale than run a campaign that was never going to work.

Frequently Asked Questions
How much do real estate cold calling services cost?
Managed real estate cold calling generally runs $1,500-$4,000 per caller per month once you include the caller, data, dialer, phone numbers and QC — versus roughly $5-$7/hour for an unmanaged offshore caller you train and monitor yourself. LeadsUp plans are month-to-month and start with a single dedicated caller, scaling to multi-caller teams with data and skip tracing included at no per-record charge. No long-term contracts or hidden fees, and real estate investors get the first week of calling free: if we don’t hand you at least 3 sellers who want an offer, you pay nothing.
Do you provide the calling lists and skip tracing?
Yes. Our Momentum, Prime, and Domination plans include data pulling and skip tracing sized to your campaign, with no per-record charge, so callers never run dry. On the entry Drive plan you bring your own list or pull dialer-ready records yourself.
Can I choose my cold caller?
Yes. On every plan you listen to available agents and select your own caller. Our QC team reviews their calls continuously so performance stays sharp.
How fast can my campaign go live?
Under 72 hours. Our onboarding concierge configures your dialer, phone numbers, and scripts, and your dedicated caller starts dialing right away.
Ready to fill your pipeline with real conversations?
Your first week of calling is free. If we don’t hand you at least 3 sellers who want an offer, you pay nothing. Month to month after that.
