What makes Michigan different to call

A later start to the calling day

The Michigan Attorney General points to 9 a.m. to 9 p.m. for unsolicited commercial calls, an hour later in the morning than the federal 8 a.m. The safe window for a Michigan list is 9 a.m. to 9 p.m. in the owner’s local time.

The caller says who they are, and no recordings

Michigan’s telephone solicitation law requires the caller to give their name and the full name of the business at the start of the call, to give a phone number answered by a live person if asked, and not to block caller ID. A sales call may not use a recorded message, in whole or in part. Live callers only.

The national Do Not Call list is Michigan’s list

Michigan adopted the federal registry as its state list rather than keeping a separate one, so one scrub against the national registry, plus your own do-not-call list, covers it. Whether the law reaches a call offering to buy a house has not been settled, so the safe course is to treat it as if it does. A broader telephone solicitation bill, Senate Bill 351, passed the state Senate in January 2026 and was still in a House committee when we last checked.

Wholesaling: no new law yet, one bill to watch

Michigan has not passed a wholesaling law. House Bill 5366, introduced in December 2025, would treat wholesaling as a licensed activity and require a written disclosure to the seller before a contract is assigned. Separately, existing law requires a broker’s license from an owner who sells real estate as a principal vocation, including more than five sales in twelve months. Have your attorney confirm where your volume sits.

Foreclosure by advertisement, then a redemption period

Most Michigan foreclosures happen out of court. The state housing agency puts the start at about the 121st day of missed payments; the sale notice runs in a newspaper for four weeks and is posted on the property. After the sheriff’s sale the owner usually has a redemption period, commonly six months for a one-to-four unit home, a year in some cases, and as little as 30 days if the property is abandoned. The owner can usually stay in the home during that time, so these owners are still worth a call after the sale.

Tax foreclosure takes three years

Unpaid taxes are returned as delinquent, the property is forfeited to the county treasurer a year later, and the foreclosure judgment comes at the end of March the year after that, with auctions from July. Since the Michigan Supreme Court’s 2020 decision in Rafaeli v. Oakland County, former owners can claim the surplus from a tax foreclosure sale. A tax delinquent owner usually has time to sell first.

Four Upper Peninsula counties are on Central Time

Gogebic, Iron, Dickinson and Menominee counties run an hour behind the rest of the state. Calling hours follow the owner’s local time.
