GEORGIA COLD CALLING
Real Estate Cold Calling in Georgia
We run dedicated outbound calling for real estate investors and wholesalers across Georgia — dialing your market, in your time zone, and booking motivated-seller conversations.
Dial Georgia sellers before your competition
Georgia is one of the most active investor markets in the country, and the operators winning deals are the ones having the most seller conversations. Our real estate cold calling service puts a dedicated, trained caller on your Georgia lists — working metros like metro Atlanta, Augusta, and Savannah — dialing daily so your pipeline stays full.
Every Georgia campaign includes skip-traced, dialer-ready data sized to your flow (on data-inclusive plans), calls recorded and QC-audited, weekly reporting, and a caller you handpick. We operate nationwide, so your caller works your Georgia market and time zone, whether you focus on single-family wholesaling, land, or rentals.
Month-to-month with no long contracts — scale your Georgia outreach up when you're hunting deals and pause when your pipeline is full.
Metro Atlanta is only part of the Georgia map
An owner of a rental in south DeKalb and a family holding inherited farmland outside Macon need completely different conversations. Your caller is briefed on the metro before the first dial, so the opener, the questions and the follow-up match the kind of property you are actually buying.
Metro Atlanta — Fulton, DeKalb, Cobb, Gwinnett and Clayton
The largest and most competitive investor market in the state, with heavy landlord and institutional-buyer activity. Sellers here hear from a lot of buyers, so consistency wins: tired-landlord, absentee-owner and pre-foreclosure lists reward a caller who follows up on schedule instead of dialing once.
Savannah and Coastal Georgia — Chatham and surrounding counties
Older historic housing stock, vacation and short-term-rental owners, and a steady stream of out-of-state owners. Repair-heavy properties and owners who no longer want to manage from a distance are common reasons to sell.
Augusta — Richmond and Columbia counties
A large military and medical workforce means plenty of rentals and owners who relocated but kept the house. Absentee-owner lists tend to have real depth here.
Columbus and Macon — Muscogee and Bibb
Lower entry prices and older neighborhoods make these solid volume markets for wholesalers. Vacant, tax-delinquent and inherited properties are all worth working.
Rural and small-town Georgia
Land, mobile homes and family-held property that has passed down without a clean title. These deals need patient, respectful callers — and often a title attorney before closing.
Not on this list? We dial the whole state, from Athens to Valdosta. Pair any market with probate leads or absentee owner leads for a sharper list.
What makes Georgia different to call
Georgia investors who get the most out of a calling campaign plan for a few things that work differently here:
- Fast, non-judicial foreclosures — most Georgia foreclosures happen outside the courts. Sales are held on the first Tuesday of the month at the county courthouse after the notice runs in the county's legal newspaper, so the window to reach a pre-foreclosure owner is short. Pre-foreclosure lists need to be called quickly and often.
- Tax sales with a redemption period — properties sold at Georgia tax sales can usually still be redeemed by the owner for a period afterward. Those owners are under real pressure and are worth a conversation.
- Heirs property — a lot of Georgia land and older homes are owned by several heirs because no estate was ever probated. Your caller is trained to find out who actually has a say before you spend time on an offer.
- Georgia's own telemarketing rules — Georgia has its own telephone-solicitation law on top of the federal TCPA. We scrub against the Do Not Call list and set calling hours by the owner's local time. Have your attorney confirm how the rules apply to your campaign. The federal rules and how state laws add to them are in our guide is real estate cold calling legal?
- One time zone — all of Georgia is on Eastern Time, which keeps call windows simple — but many of your owners will live out of state, so we still schedule by where the owner is, not where the property is.

Georgia calling rules
What Georgia law adds to the federal rules
- The national list is Georgia’s list. Georgia merged its no-call list into the national Do Not Call Registry, and the state rule adopts the Georgia part of it. Scrub every list before dialing.
- Real property is named in the law. Since January 1, 2024, Georgia’s no-call law includes real property in what a telephone solicitation offers, with licensed brokers carved out. That makes Georgia one of the states most likely to apply its rules to investor calls, so follow them on every call.
- The opening. The caller clearly states who is calling at the start, and caller ID must show a working number that takes calls back.
- Recorded-message dialers. Equipment that dials and plays a recorded message needs a Public Service Commission permit and the owner’s consent, may not dial numbers in sequence, and may be used only from 8 a.m. to 9 p.m.
- Written offers to buy. Since 2024, an unlicensed buyer’s written or mailed offer to buy a home must carry a notice that it is a solicitation and that the offer may or may not be fair market value, and owners can sue over a missing notice. Georgia has no wholesaling license or cancellation law.
Calling hours follow the federal 8 a.m. to 9 p.m. window, and all of Georgia is on Eastern Time. General information, not legal advice; have your attorney confirm what applies to your campaign.
