REAL ESTATE SKIP TRACING
Skip Tracing That Puts You In Front of Owners
Turn a list of addresses into current, dialer-ready phone numbers for property owners and motivated sellers — powered by our in-house data software.
Typical skip tracing runs $0.10–$0.25 per record. LeadsUp Tracer is $99 for 10,000 — under a penny a record, and it never expires.
Skip Trace for $99 →Multi-source data, dialer-ready output
Real estate skip tracing is the process of finding the current contact information — phone numbers, and where available emails — behind a property owner or lead. Bad data kills campaigns: disconnected numbers waste your caller's time and your budget. We pull from multiple data sources and return clean, dialer-ready records mapped to owner name and property.
Skip tracing is built into our Momentum, Prime, and Domination calling plans with volume sized to your campaign flow and no per-record charge, so your callers always have fresh contacts to dial. Need data only? You can pull dialer-ready records yourself in minutes through our data platform.
Every record is formatted for immediate import into your dialer — no cleanup, no reformatting — so your team spends time talking to sellers instead of wrangling spreadsheets.
What you get back
What a trace actually returns
A skip trace is not one phone number. It is a set of contact points with different confidence attached, and knowing which is which is most of the value.
Mobile numbers first
Ranked, not dumped. The number with the strongest match to the owner name and property address leads, with alternates behind it. Your dialer works the list top down instead of burning the hour on a landline that rings in an empty house.
Landlines, marked as landlines
Still worth dialing on some lists — older owners, long-held property — and worth knowing about in advance, because a landline is not a texting channel and a list that mixes them silently will wreck a messaging campaign.
Emails where they exist
Fewer records carry a usable email than a phone, and we do not pad the file to make the hit rate look better. If there is no email we return no email.
Owner name, matched to the parcel
Contact data tied to the person on title for that address, not to whoever last lived there. It is the difference between calling the owner and calling a tenant.
Dialer-ready formatting
Columns your dialer already understands, numbers in a single consistent format, no merged cells and no cleanup pass. Import it and start.
DNC scrubbed before you dial
We check records against the national Do Not Call registry as part of the run. Your own counsel should sign off on your programme, but the scrub is not something you have to remember to do.
The number nobody explains
Why “hit rate” is the wrong thing to shop on
Every skip tracing vendor quotes a hit rate, and almost all of them quote a high one, because a hit rate only measures how often the file came back with something in the phone column. Append two wrong numbers and a disconnected one and the hit rate goes up. What you actually care about is how often a dial reaches the owner.
We test our own matching against known outcomes rather than trusting a supplier’s figure, and the honest finding is that the ceiling is not set by how clever the matching is. A meaningful share of owners simply have no mobile on file with any source, and another share have a number tied to an address they left years ago. No vendor can append a number that does not exist — the ones claiming a near-perfect rate are appending something else, and your caller finds out on the dial.
Which is our problem to manage, not yours to audit. We re-trace when connect rates dip, we drop the sources that stop performing, and you see the result as conversations rather than as a spreadsheet of match percentages.
So the honest position is this: expect a good trace to put you in front of most owners, not all of them, and judge any provider on the connect rate your callers see in week two — not on a percentage in a sales deck. How to choose a skip tracing service sets out the questions worth asking, including the ones we would struggle to answer well.
Know before you buy
Lists that trace badly, and why
If your list is mostly one of these, the economics change and you should know that before you pay per record.
LLC and trust-owned property
Title is in an entity, so there is no natural person to match against the parcel. These need the registered agent or officer traced first, which is a different job with a lower yield. Common on rentals and on anything an investor already owns.
Probate and deceased owners
The person on title cannot answer the phone. What you actually want is the personal representative or the heirs, which is a relative search rather than an owner trace. Worth doing — probate is one of the better-motivated lists — but do not judge it on owner-match rates.
Apartment and multi-unit mailing addresses
A mailing address without a unit number matches several households at once, and the trace returns the wrong one as often as the right one. Unit-level data is the fix, and not every county publishes it.
Very long or very short ownership
Bought forty years ago and the contact trail is thin and often landline-only. Bought last year and the data sources have not caught up yet. The sweet spot for both matching and motivation sits in between.
Two ways to buy
Data on its own, or inside a campaign
You pull it, you dial it
Upload a list at leadsupdata.com and get dialer-ready records back in minutes, DNC scrubbed. From $99 per 10,000 records, no monthly subscription. This is the right start if you are still proving your criteria and want to dial them yourself before paying for a caller. See what each record returns on our skip tracing software for investors page.
It comes with the caller
On the data-inclusive plans, tracing is part of the campaign at no per-record charge, sized to what your caller can actually work in a week. That matters more than it sounds: when re-tracing costs nothing, a list gets topped up the moment connect rates dip, instead of being run into the ground to make the data budget last.
Frequently Asked Questions
What is real estate skip tracing?
Skip tracing finds the current phone numbers (and where available, emails) for a property owner or lead, so you can actually reach motivated sellers. We match contact data to owner name and property address and return it dialer-ready.
How accurate is your skip tracing data?
We pull from multiple data sources and deliver clean, dialer-ready records to maximize connect rates. Because numbers change, some bounce is normal on any list — in-plan skip tracing carries no per-record charge, so you can re-trace and top up without extra cost.
Is skip tracing included with a calling plan?
Yes. Momentum, Prime, and Domination include data pulling and skip tracing sized to your campaign, with no per-record charge. On the Drive plan you can bring your own data or pull records yourself.
Ready to fill your pipeline with real conversations?
Your first week of calling is free. If we don’t hand you at least 3 sellers who want an offer, you pay nothing. Month to month after that.
