The statewide median listing price was $325,000 in September 2026 (Realtor.com data via the St. Louis Fed).

Before you dial Alabama

What makes Alabama different to call

8 a.m. to 8 p.m., and never on Sundays or holidays

Under the Alabama Public Service Commission’s rule, solicitation calls are allowed only from 8 a.m. to 8 p.m., and not at all on Sundays or holidays, whether the call is live or automated. The whole state is on Central Time.

What the caller says, and when

The Alabama Telemarketing Act requires the caller to give their true name, the company name and what is being offered within the first 30 seconds, and the commission’s rule asks live callers to identify themselves within 10 seconds. Caller ID may not be blocked. Automated calls also have their own rules: no sequential dialing, a disconnect within 10 seconds of a hang-up, and identification at the start and the end.

The national list is Alabama’s list

Alabama merged its state do-not-call register into the national Do Not Call Registry, and state law bans solicitation calls to those numbers, with penalties up to $2,000 per violation. Separately, commercial telephone sellers must be licensed by the Attorney General and post a bond. Whether any of this reaches a call offering to buy a house has not been settled, because the Act is written around getting the person to purchase something, so the safe course is to scrub every list and follow the hours anyway, and ask your attorney about registration.

Wholesalers owe written disclosures (since August 1, 2023)

Act 2023-201 requires anyone assigning or otherwise transferring their interest in a contract to buy a single-family home to tell the seller in writing, before any marketing starts, that they intend to market that interest; to tell any buyer or assignee in writing what kind of interest they hold; and to tell the seller the assignment date at least three business days before it takes effect. A violation is a misdemeanor, with liability of three times the fee received. The law requires no license. Bills that would have added licensing and cancellation rights failed in 2026.

Owners can buy back after a foreclosure sale

Alabama foreclosures are usually out of court, with the sale published for three weeks. Unusually, the owner keeps a right to redeem after the sale: 180 days for a home with a homestead exemption, and one year for other property, though an owner who doesn’t hand over possession within 10 days of a written demand loses it. That means a foreclosed owner can still be worth a call after the sale. Have your attorney check the dates on any deal.

Three years to redeem after a tax sale

Alabama counties sell either the land or a tax lien, and owners can generally redeem within three years, with interest of 12% a year. A tax delinquent owner usually has time to sell.
