MOTIVATED SELLER LEADS
Motivated Seller Leads From Real Conversations
Stop buying stale, shared lists. We generate exclusive motivated seller leads by putting a dedicated caller on skip-traced data and qualifying sellers on live calls.
Exclusive leads, qualified on the phone
A motivated seller lead is only worth something if the seller is actually motivated and the lead is yours alone. We generate motivated seller leads the direct way: a dedicated caller dials fresh, skip-traced records every day, builds rapport, and qualifies each seller against your criteria before it ever reaches you.
Because we generate leads through your own campaign, they're exclusive — never resold or shared with three other investors. You define what 'qualified' means (motivation, timeline, property condition, price expectation), and we only pass sellers who clear that bar. The questions behind that bar are in 20 questions to ask motivated sellers.
Pair it with our skip tracing and appointment setting and you have a full pipeline: fresh data in, qualified motivated-seller conversations out, booked straight onto your acquisitions calendar.
The definition
What “motivated” actually sounds like on a call
Motivation is not enthusiasm about selling. Almost nobody is enthusiastic. It is a specific reason the current situation has stopped working, and there are only a few of them. A caller who can hear which one they are listening to is worth more than one who can recite a script.
Time
A job in another state, a closing date on the next house, a court timeline. The owner has a deadline that exists whether or not they like your number, and speed is genuinely worth something to them. These are the best conversations on any list.
Condition
A roof, a foundation, a decade of deferred everything. They know what the house needs, they have worked out they are not going to fund it, and listing it means hearing that from an agent first. What they want is to not deal with it.
Money going out
Taxes, a payment, an insurance bill on an empty property. The monthly bleed is the motivation, and it grows while they think about it. This is the one most likely to turn into a deal three months after the first call rather than on it.
A life event
A death, a divorce, an illness, a move nobody planned. The property is a piece of admin attached to something harder. These calls are won by being easy to deal with and lost by being clever.
Everything else — “I’d sell for the right price” — is a price opinion, not a motivation, and we do not pass it to you as a lead. You would work it for a month and find out the same thing we already knew on the call.
The honest part
A bought “motivated seller list” is not motivated sellers
It is worth being blunt about this, because it is most of what is sold under the name. A list vendor cannot know motivation. What a vendor can do is filter records by a proxy for it — absentee, high equity, tax delinquent, an old transfer date — and sell the result with the word “motivated” on the label. Those filters are genuinely useful; that is how we choose what to dial too. They are just not the same thing as a person who told someone they want out.
The gap between the two is a phone call, and it is the only part that is expensive. That is the whole business: the filters get you a file worth dialling, and the dialling is what turns a proxy into a fact. (Texting and email can reach the same file; how calling, texting and email compare for motivated sellers.) When the same file has been sold to six other investors, you are also paying to be the fourth person to make that call this week.
Leads from your campaign are generated on your own dials and go only to you. Not resold, not shared, not offered to the next buyer as aged data a month later. That is the difference the price reflects, and it is the difference worth checking before you buy anything from anyone.
The arithmetic
What arrives, and how much of it
A full-time seat places about 3,000 dials a day — roughly 69,000 a month across 23 working days — and reaches owners at around a 10% contact rate on well-traced data, about 300 conversations a day. Those turn into one to two qualified leads a day: in a month, somewhere around 30 to 45 leads, 6 to 12 booked appointments, and one to two contracts. The contact rate moves those numbers more than anything else, and the contact rate is mostly a data question.
A lead reaches you as a named owner with a current number, the property, what they said about motivation, timeline, condition and price, and the recording of the call it came from. You can hear the conversation before you decide what it is worth, which also means you can tell us when our qualification was thin — and we would rather you did.
If you would rather have the meeting than the contact, appointment setting books it straight onto your calendar. The cost working behind all of these ratios is in what cold calling actually costs, and real deals from these campaigns shows what came out the other end, timelines included.
Individual results vary. These are planning ratios, not a forecast for your market and list.
Frequently Asked Questions
How do you generate motivated seller leads?
We put a dedicated cold caller on skip-traced data, dial daily, and qualify each seller on a live call against your criteria — so you receive real, phone-verified motivated sellers, not a purchased list.
Are the leads exclusive to me?
Yes. Leads are generated through your own campaign and are exclusive to you — we don't resell or share them with other investors.
What makes a lead 'qualified'?
You set the filter: seller motivation, timeline to sell, property condition, and price expectation. We only pass sellers who meet your criteria.
How many motivated seller leads will I get in a month?
On well-traced data a full-time seat typically produces one to two qualified leads a day — roughly 30 to 45 a month, turning into 6 to 12 booked appointments and one to two contracts. Those are planning ratios, not a forecast; the contact rate moves them more than anything else, and the contact rate is mostly a data question. The same math, worked backwards from one contract, is in how many cold calls it takes to get a deal.
What does a lead include when it reaches me?
The owner’s name and a current number, the property, what they said about motivation, timeline, condition and price expectation, and the recording of the call it came from. You can hear the conversation before you decide what it is worth.
How is this different from buying leads from a list broker?
A broker can filter records by a proxy for motivation — absentee, high equity, tax delinquent — and label the result “motivated”. Nobody has spoken to those owners. We generate leads by dialling and qualifying on a live call, so what you get is a person who said something, not a record that matched a filter.
What happens if a lead was not properly qualified?
Tell us and we will pull the recording and fix the caller’s brief. Every call is recorded and QC-audited precisely so that this is a factual conversation rather than an argument. We would rather hear it than have you quietly discount the whole feed.

Your first week of calling is free. If we don’t hand you at least 3 sellers who want an offer, you pay nothing. Month to month after that.
