CALIFORNIA COLD CALLING
Real Estate Cold Calling in California
We run dedicated outbound calling for real estate investors and wholesalers across California — dialing your market, in your time zone, and booking motivated-seller conversations.
Dial California sellers before your competition
California is the biggest prize in off-market real estate: enormous equity, aging ownership, and sellers who will never answer a postcard but will talk to a good caller. From Los Angeles and San Diego to the Inland Empire, Sacramento, and the Bay Area, our real estate cold calling service puts a dedicated, trained caller on your California lists, dialing daily so your pipeline stays full in the hardest market to crack.
Every California campaign includes skip-traced, dialer-ready data sized to your flow (on data-inclusive plans), calls recorded and QC-audited, weekly reporting, and a caller you handpick. Whether you're flipping in Riverside County, wholesaling in Sacramento, or chasing development plays in LA, your caller works your market and your time zone.
Month-to-month with no long contracts — scale your California outreach up when you're hunting deals and pause when your pipeline is full.
Los Angeles is only part of the California map
An owner of a rental in the San Fernando Valley and a family holding an inherited house in Fresno need completely different conversations. Your caller is briefed on the metro before the first dial, so the opener, the questions and the follow-up match the kind of property you are actually buying.
Los Angeles and Orange County
The largest and most competitive investor market in the state. Very high equity, long-tenure owners and no shortage of buyers calling them. Consistency and a credible opener matter more here than volume.
The Inland Empire — Riverside and San Bernardino
The workhorse market for California investors: more inventory, lower entry prices than the coast, and heavy logistics employment. Tired-landlord and absentee lists both perform.
San Diego County
Military turnover, coastal pricing and a steady supply of owners who moved away and kept the property. Absentee-owner lists have real depth.
The Bay Area — Alameda, Contra Costa, Santa Clara and San Mateo
Some of the highest equity in the country, older owners, and a lot of inherited property. Probate and long-tenure lists are usually the strongest starting point.
Sacramento and the Central Valley
Sacramento, San Joaquin, Stanislaus, Fresno and Kern. The best volume markets in the state for wholesalers, with numbers that still leave room for a spread.
Not on this list? We dial the whole state, from Redding to the Imperial Valley. Pair any market with probate leads or absentee owner leads for a sharper list.
What makes California different to call
California investors who get the most out of a calling campaign plan for a few things that work differently here — and California has more of them than most states:
- A long pre-foreclosure runway — most California foreclosures are non-judicial. A notice of default is recorded, then roughly three months pass before a notice of trustee's sale, which is itself about twenty days ahead of the sale. That is a long window to build an actual relationship rather than make one desperate call. Have your attorney confirm the timing for your deals.
- Buying from an owner already in foreclosure is regulated — California's home equity sales contract rules apply when you buy an owner-occupied home that is already in foreclosure, and they require a specific written contract and give the seller a five-business-day right to cancel. This is one of the most litigated corners of California investing, so have your attorney review both your contract and your caller's pre-foreclosure script before you dial.
- Proposition 13 and Proposition 19 drive inherited-property decisions — a long-held California home can carry a very low property tax basis, and the 2021 changes narrowed the parent-child exclusion. Heirs who cannot keep the old basis frequently decide to sell rather than absorb a reassessment, which is why probate and inherited lists are unusually productive in California.
- Tax-delinquent owners have years, not months — California counties generally wait around five years of delinquency before a tax sale. A tax-delinquent owner is often reachable long before anything forces their hand, so these lists reward patience and repeat contact rather than urgency.
- California privacy law reaches your seller data — California's consumer privacy rules can apply to the contact data you buy and hold on California residents. We scrub against the Do Not Call list and set calling hours by the owner's local time; have your attorney confirm your data practices and your campaign.

California calling rules
What California law adds to the federal rules
- The national list is California’s list. California merged its do-not-call list into the national registry.
- The opening. At first contact, before anything but a greeting, the caller gives their identity, the business they represent and what is being offered.
- Recording needs everyone’s consent. California requires the consent of every party to record a confidential call, so a recorded call has to say so up front.
- Texts and recorded messages. Text-message ads to mobile phones are banned outside an existing relationship. Recorded-message dialers may not call between 9 p.m. and 9 a.m., and a live voice must introduce the call and ask consent first.
- Registration. Telephone sellers register with the Attorney General and post a bond; real estate licensees are exempt when the transaction is governed by the Real Estate Law.
- Buying from an owner in default. California has no wholesaling statute yet (a 2026 bill was held in committee), but the Home Equity Sales Contracts Act covers buying an owner-occupied home of one to four units with a recorded notice of default. The seller can cancel until midnight of the fifth business day after signing, or 8 a.m. on the sale day, and anyone representing the buyer must be licensed and bonded.
California’s do-not-call and disclosure laws are written around selling, so whether they reach a call offering to buy a house is doubtful. The safe course is to follow them anyway. General information, not legal advice; have your attorney confirm what applies to your campaign.

Frequently Asked Questions
Do you cold call for real estate investors in California?
Yes. We run dedicated outbound cold calling for investors and wholesalers across California — LA, San Diego, the Inland Empire, Sacramento, the Bay Area, and statewide — dialing your lists in-market and booking motivated-seller conversations.
Do you provide California property data and skip tracing?
On our data-inclusive plans we handle data pulling and skip tracing at no per-record charge for your California campaign — absentee owners, high-equity, pre-foreclosure, probate, and more. You can also bring your own California list.
How fast can my campaign go live?
Under 72 hours. We configure your dialer, numbers, and scripts, and your dedicated caller starts dialing right away.
Which California markets do you call?
The whole state. Most campaigns focus on Los Angeles and Orange County, the Inland Empire, San Diego, the Bay Area and the Sacramento and Central Valley corridors, but we dial from Redding to the Imperial Valley. Your caller is briefed on the metro before the first dial.
Is there anything special about calling pre-foreclosure owners in California?
Yes, and it is worth getting right. California regulates the purchase of owner-occupied homes that are already in foreclosure — there are written contract requirements and a five-business-day cancellation right for the seller. It changes what your caller should and should not say on the phone, so we build the pre-foreclosure script around it and recommend your attorney reviews both the script and your contract. This is not legal advice.
Ready to fill your pipeline with real conversations?
Your first week of calling is free. If we don’t hand you at least 3 sellers who want an offer, you pay nothing. Month to month after that.
