Fort Wayne — Allen County

About 400,000 people. Corporate buyers bought 13% of the homes sold in Allen County in 2021 and again in 2023, according to local reporting, so expect competition on the same lists.

Northwest Indiana — Lake County

Gary, Hammond and the Chicago side of the state, about 500,000 people. Lake County is on Central Time, an hour behind Indianapolis.

South Bend — St. Joseph County

About 270,000 people and a median home value under $200,000 (STATS Indiana).

What makes Indiana different to call

Indiana keeps its own Do Not Call list

Indiana’s list is separate from the national registry, run by the Attorney General and released four times a year. Indiana residents sign up for each list separately, so a number can be on one and not the other. The law also treats texts and autodialed calls as telephone sales calls. Whether it covers a call offering to buy a house has not been settled by a court, so the safe course is to scrub Indiana lists against both the national registry and the current Indiana list before anyone dials.

The caller says who they are

On a sales call, Indiana law requires the caller to give their real first and last name and the business they are calling for at the start of the call.

Wholesalers must say the disclosure on every call

Since July 1, 2024 (House Enrolled Act 1068), anyone soliciting to buy a home who isn’t a licensed real estate professional, and who doesn’t plan to take title, must say: “This solicitation is not from a licensed real estate professional,” and give their legal name and the buyer’s. On a call it has to be said clearly and audibly. If it is missing, the owner can cancel the contract within two days. If you assign contracts in Indiana, your caller’s opener needs that line, and we write it in.

Two time zones

Twelve counties run on Central Time: Lake, Porter, LaPorte, Starke, Jasper and Newton in the northwest, and Posey, Vanderburgh, Gibson, Warrick, Spencer and Perry in the southwest. The rest of the state is on Eastern. We set calling hours by the owner’s local time, so a statewide list never gets an hour-early call.

Foreclosure goes through the courts

Indiana foreclosures are judicial. The lender must give notice at least 30 days before filing, the owner can ask for a settlement conference, and on most mortgages the sheriff’s sale can’t happen until three months after the complaint is filed. There is no right to redeem after the sale on modern mortgages, so pre-foreclosure owners need to be reached before the sale date. Have your attorney confirm the timing on any deal.

Tax sales sell a lien, not the house

At an Indiana tax sale the buyer gets a certificate, and the owner generally has a year to redeem. An owner on a tax delinquent list still owns the home and can still sell it during that time.
