WHOLESALING COLD CALLING
Cold Calling Built for Real Estate Wholesalers
Wholesaling lives and dies on consistent seller conversations. We run high-tempo outbound built for wholesalers — dialing, qualifying, and booking motivated sellers so you can focus on locking up contracts.
Volume dialing, wholesaling scripts
Real estate wholesaling is a volume game: the more motivated sellers you talk to, the more contracts you lock up. Our cold calling service is tuned for wholesalers — a dedicated caller runs high-tempo outbound on wholesaling-specific scripts, working your market every day so your deal flow stays consistent instead of feast-or-famine.
We keep the pipeline fed with skip-traced data sized to your campaign, so your caller never runs dry. Every motivated seller is qualified on motivation, timeline, and price, then handed to you or booked as an appointment with your acquisitions team — ready for you to make an offer and assign the contract.
Month-to-month, pick-your-caller, go live in 72 hours: scale dialing up when you're hunting deals and pause when your pipeline is full.
The qualifying path
What your caller establishes before it reaches you
A wholesaling lead is not “someone who might sell”. It is a seller whose situation you can actually price. These are the five things a call has to settle.
Motivation, in their words
Not “are you motivated” — nobody says yes to that. The caller asks what changed: an inherited property they do not want, a landlord tired of the tenant, a move already booked. The reason is what tells you whether a discount is even possible.
Timeline
Ready this month, or thinking about next spring. Both are worth having; they are not worth the same call-back cadence, and mixing them is how a pipeline fills with leads nobody chases.
Condition, honestly
Roof, systems, whether anyone has lived in it recently, what a contractor last quoted. Sellers understate repairs on the phone, so the caller asks about specifics rather than asking for a grade out of ten.
Price expectation
What the seller has in their head, captured before you make an offer. A caller who gets a number on the first call saves you the conversation where you find out you were forty thousand apart after driving out there.
Title and occupancy
Mortgage or free and clear, liens they know about, who is on title, who is living there. This is the part that decides whether a deal is assignable at all, and it is the part most scripts skip. Our free wholesaling cold calling script asks these questions word for word.
It reaches you warm
With the recording, the answers and the caller’s read on the seller. You spend your time on the offer, not on re-asking what was already covered.
Real calls
What that sounds like on a real call
Unedited recordings from live seller calls: condition and price, a second owner on the line, and a seller walked through to the close. More on the audio proof page.

REAL SELLER CALL · 30-SECOND CLIP
Vacant, paid off: found in four questions
Four short questions: does he live there, how long has he owned it, why sell, is it paid off. No pitch.

Caller: It’s your primary? Do you live there?
Seller: No, no, no. This is just a vacant house.
Caller: And how long have you owned it, sir?
Seller: It’s been in the family for years.
Caller: What’s your reason for selling the property? I’m just curious about that.
Seller: Well, it was rented for several years, and they’ve moved out, and I’d rather have the money.
Caller: Oh, so it’s paid off right now? It’s paid off, correct?
Seller: Paid off, yes, yes, yes.
REAL SELLER CALL · 30-SECOND CLIP
Offered $70K, paid $150K: what’s his real number?
The caller doesn’t argue about the offer he turned down. One question gets his bottom line.

Seller: It is a fixer-upper. I don’t think it’s a tear-down. I’ve had people tell me it’s a tear-down, but me personally, I think it could be fixed.
Seller: I was offered 70 grand for the property, and I can’t accept that offer. I paid $150,000. I overpaid. I definitely overpaid, but I still can’t accept that.
Caller: Do you have any asking price in mind, like a bottom line?
Seller: Yeah, bottom line, at least $100,000.
REAL SELLER CALL · 30-SECOND CLIP
“I wasn’t interested”, then “I’m ready to go”
No pressure. A closing date that fits his timeline keeps the conversation going.

Caller: And you don’t have any asking price?
Seller: No, not really, because I wasn’t interested. I was interested, but… I got a few little things I need to do to the house, and then I would say within two or three months, I’m ready to go.
Caller: By the way, we have a flexible time on the closing. We can do the closing in four months or five months. Is this okay?
Lists
What we build for a wholesaling campaign
The list is the campaign. We build to the criteria that precede a discounted sale rather than to volume: high equity and long ownership, absentee and out-of-state owners, tired landlords, pre-foreclosure and tax-delinquent where the records are public, probate and inherited property, and vacant or code-flagged houses. Those get cross-checked against your buy box — price band, area, condition, exit — before a single dial.
What we will push back on is a county-wide pull with no criteria. It produces dials and almost no deals, and you pay for both. If you are not sure what your criteria should be yet, that is a reasonable thing to work out on the strategy call — and sometimes the right first step is data only, dialed by you, until the buy box is proven. How the call is run
Buying, not listing — and never a price on the first call
Your caller is calling to buy
That is stated plainly and early. Sellers who think they are being solicited for a listing hang up on wholesalers all day; sellers who understand you are a cash buyer with a fast close either engage or politely decline, and both outcomes are useful.
No number is quoted on the phone
Callers gather; you price. A caller guessing at an offer to keep a seller warm creates an anchor you then have to argue down, and it is the fastest way to lose a deal you had.
“Not now” is a date, not a dead lead
Most wholesaling contracts come from a second or third conversation. Every soft no goes back into the cadence with the reason and a callback date attached, so the follow-up opens where the last call ended. When leads arrive faster than anyone can call them back, a lead manager works them full time, on a schedule like the one in our guide to following up with sellers.
Removal requests are honoured on the call
Asked to stop, the caller stops, and the record is suppressed. Lists are scrubbed against the national Do Not Call registry before dialing and calls keep to state calling windows in the prospect’s local time (the rules, explained).
Channels
Where texting fits, and where it does not
Cold lists are worked by phone. Messaging is for people who have already raised their hand — a website enquiry, a form, someone who asked you to follow up — and we keep that line firm, because the rules around messaging strangers have tightened and the cost of getting it wrong is your numbers, not a warning. If you want the messaging side, text blasting explains how we run it and on what lists.
The practical version: calling finds the seller, messaging keeps the ones who already know who you are. Anyone offering to text a cold county pull is offering you a short campaign.
