The separate sending address goes live at a low daily volume and adds more each week. If bounces climb, the ramp holds back, and if too many bounce in a week, sending pauses itself until the list is fixed.
Replies and bookings
Every reply is read. Simple ones are answered quickly with your booking link, the rest go to a person, and anyone who books, replies or unsubscribes gets no more emails from the sequence.
Why a separate sending address
Your main inbox never sends a cold email
The address your sellers, agents and title company already write to is the one you can least afford to lose. Inbox providers judge senders by how their mail is received. Cold email draws more bounces and more “not interested” than the mail you send to people who know you, so we keep it off that address entirely.
Your campaign sends from a separate address, on a second domain or a subdomain set aside for it, with the SPF, DKIM and DMARC records inbox providers look for. Any fallout from the cold outreach stays with that address and away from the one your deals run on.
The emails are plain text: no tracking pixels and no link redirects. They read like a short note from a business, which is what they are.

Some owners never pick up a call from a number they do not know. Others never read a cold email. Running both reaches more of the people on the same list, and each channel catches owners the other one misses.
Calling is still the core of what we do, and our cold calling service has its own page. Email can run on its own or alongside it, planned on the same strategy call, and text blasting is there if texting suits your market better.
Compliance
Run to the CAN-SPAM rules
Cold email in the U.S. is governed by the CAN-SPAM Act. The FTC’s compliance guide is clear that it covers every commercial email, business-to-business included. This is how each of its main requirements shows up in the campaigns we run:
- Honest headers. The From, To and Reply-To lines and the sending domain are accurate and identify your business as the sender.
- Honest subject lines. The subject line matches what the email actually says.
- Identified as an ad. The law requires a commercial email to say it is an advertisement. It gives leeway in how, but the disclosure has to be clear, so the footer of every email in the sequence says it.
- Your postal address. Every email includes a valid physical postal address: a street address, a registered P.O. box or a registered private mailbox. Our system adds the address and the opt-out line to every email itself, so an edit cannot drop them.
- A working opt-out. Every email explains how to stop getting them: a reply that says “unsubscribe”, or the one-click Unsubscribe button mail apps show. The law allows up to 10 business days to honour an opt-out; we act on it straight away, and an address that has opted out is never sold or passed on.
- Responsibility you keep. Hiring someone to send your email does not hand off your legal responsibility: the business being promoted and the company sending can both be held liable. That is why you approve every email before it goes out.

About cold email outreach
Is cold email legal for real estate investors?
Yes, when it follows the CAN-SPAM Act. The law does not require permission before the first email, but it does require honest headers and subject lines, a clear ad disclosure, a valid postal address and a working opt-out that is honoured. All of that is covered in the compliance section above.
Where do the email addresses come from?
You can bring your own list, or we build one from county records and find owner emails with our own skip tracing. Not every owner has an email on file, and we only send to addresses whose domain accepts mail.
Will cold email hurt my main email address?
Your main address is kept out of it. Nothing is sent from it: the campaign uses a separate sending address, set up for the purpose, so any damage from the cold outreach lands there and not on the address your customers use.
Who answers the replies?
Simple replies, such as a quick question or a request for a time, are answered automatically and quickly, with your booking link. Anything else, including haggling, a request for a phone call or someone asking whether the email was automated, goes to a person, who answers honestly.
How many emails go out a day?
Few at first. A new sending address starts at a low daily volume and adds more each week while we watch the bounces. The ceiling depends on your list and your market, and we set it with you on the strategy call.
What does it cost?
It is quoted on the strategy call, because the size of the list, whether we build it and the volume you want all change the job. You get a clear quote before anything starts.
