TENNESSEE COLD CALLING

Real Estate Cold Calling in Tennessee

We run dedicated outbound calling for real estate investors and wholesalers across Tennessee — dialing your market, in your time zone, and booking motivated-seller conversations.

TENNESSEE MARKET

Dial Tennessee sellers before your competition

Tennessee runs two markets at once: Memphis, a national cash-flow capital where out-of-state landlords churn constantly, and Nashville, a growth metro where equity-rich owners sit on serious upside — with Knoxville, Chattanooga, and Clarksville in between. Our real estate cold calling service puts a dedicated, trained caller on your Tennessee lists, dialing daily so you're in the seller conversations that turn into contracts.

Every Tennessee campaign includes skip-traced, dialer-ready data sized to your flow (on data-inclusive plans), calls recorded and QC-audited, weekly reporting, and a caller you handpick. Whether you're buying doors in Memphis' turnkey corridors or hunting infill deals around Nashville, your caller works your market and your time zone.

Month-to-month with no long contracts — scale your Tennessee outreach up when you're hunting deals and pause when your pipeline is full.

TENNESSEE METROS WE DIAL

Nashville is only part of the Tennessee map

An owner of a rental in southeast Memphis and a family holding land in middle Tennessee need completely different conversations. Your caller is briefed on the metro before the first dial, so the opener, the questions and the follow-up match the kind of property you are actually buying.

Nashville metro — Davidson, Williamson, Rutherford, Sumner and Wilson

The most competitive market in the state, with years of in-migration behind it and a lot of buyers chasing the same lists. Sellers here hear from everyone, so consistency wins: follow-up on schedule beats dialing once and moving on.

Memphis — Shelby County

One of the deepest single-family rental markets in the country, and one of the highest concentrations of out-of-state landlords anywhere. Tired-landlord and absentee-owner lists are the backbone of most Memphis campaigns.

Knoxville and Chattanooga — Knox and Hamilton

Steadier pricing, older housing stock, and employment anchored by universities, healthcare and logistics. Good markets for buy-and-hold as well as wholesale.

The Smokies — Sevier County

Gatlinburg, Pigeon Forge and Sevierville. A large short-term-rental base, and a steady supply of owners who bought a cabin, underestimated the management and now want out.

Tri-Cities and rural Tennessee

Johnson City, Kingsport and Bristol in the northeast, plus land and family-held property across west and middle Tennessee. Patient callers do better here than aggressive ones.

Not on this list? We dial the whole state, from Clarksville to Cleveland. Pair any market with absentee owner leads or probate leads for a sharper list.

BEFORE YOU DIAL TENNESSEE

What makes Tennessee different to call

Tennessee investors who get the most out of a calling campaign plan for a few things that work differently here:

  • Two time zones in one state — middle and west Tennessee — Nashville, Clarksville and Memphis — are on Central Time, while east Tennessee — Knoxville, Chattanooga and the Tri-Cities — is on Eastern. A single statewide calling window is an hour wrong for half your list, so we set hours by the owner's local time rather than the state's.
  • Short foreclosure timelines — most Tennessee foreclosures are trustee's sales advertised in a newspaper rather than fought out in court, and the runway is short compared with judicial states. Pre-foreclosure lists need to be called quickly and repeatedly. Have your attorney confirm the timing for your deals.
  • Redemption rights are usually waived — Tennessee law provides a right of redemption after a foreclosure sale, but in practice it is almost always waived in the deed of trust. Do not assume an owner still has one — the documents decide, and your attorney should read them.
  • Out-of-state landlords, especially in Memphis — Memphis has drawn rental investors from across the country and overseas for years. The house is in Shelby County and the owner may be in California or another country entirely, which makes accurate skip tracing and time-zone-aware calling matter more here than almost anywhere else.
  • No state income tax keeps competition high — Tennessee keeps attracting out-of-state buyers and retirees, which keeps absentee ownership high and keeps your competitors dialing the same lists. Consistent, well-timed follow-up is what separates campaigns here.

Tennessee calling rules

What Tennessee law adds to the federal rules

  • Tennessee keeps its own Do Not Call and Do Not Text register. The Tennessee Public Utility Commission runs it for landlines and cell phones, and solicitors register with it every year. Scrub Tennessee lists against it and the national registry.
  • Calling hours. Calls and texts only from 8 a.m. to 9 p.m. in the owner’s local time.
  • The opening. The caller states who they are and the company they represent, and caller ID may not be blocked. Recorded-message calls need prior consent.
  • Wholesaling (since March 2025). Public Chapter 72 requires a wholesaler to tell the seller in writing that they intend to market their interest, to give the seller the assignment date at least three business days ahead, and to tell the end buyer in writing what kind of interest they hold, in bold print in the contract.

Tennessee’s law covers calls encouraging “the purchase of, rental of, or investment in property, goods, or services”, so whether it reaches a call offering to buy a house is doubtful. The safe course is to follow it anyway. General information, not legal advice; have your attorney confirm what applies to your campaign.

FAQ

Frequently Asked Questions

Do you cold call for real estate investors in Tennessee?

Yes. We run dedicated outbound cold calling for investors and wholesalers across Tennessee — Memphis, Nashville, Knoxville, Chattanooga, and statewide — dialing your lists in-market and booking motivated-seller conversations.

Do you provide Tennessee property data and skip tracing?

On our data-inclusive plans we handle data pulling and skip tracing at no per-record charge for your Tennessee campaign — absentee owners, tired landlords, high-equity, probate, and more. You can also bring your own Tennessee list.

How fast can my campaign go live?

Under 72 hours. We configure your dialer, numbers, and scripts, and your dedicated caller starts dialing right away.

Which Tennessee markets do you call?

The whole state. Most campaigns concentrate on Nashville and the surrounding counties and on Memphis, but we also dial Knoxville, Chattanooga, the Sevier County short-term-rental market, the Tri-Cities and rural west and middle Tennessee.

Tennessee has two time zones — how do you handle calling hours?

We set calling hours by the owner's local time, not the property's. Nashville and Memphis sit in Central Time while Knoxville, Chattanooga and the Tri-Cities are Eastern, so a single statewide window would be an hour off for a large part of your list — and many Tennessee owners live out of state, which widens the gap further.

Ready to fill your pipeline with real conversations?

Your first week of calling is free. If we don’t hand you at least 3 sellers who want an offer, you pay nothing. Month to month after that.
