What does a lead manager do in real estate wholesaling?

A lead manager works the leads your marketing produces. They call new leads back, qualify each seller on condition, motivation, timeline and price, follow up with the ones who are not ready, and pass ready sellers to whoever makes offers. Everything they learn goes into the CRM.

What is the difference between a lead manager and an acquisitions manager?

The lead manager qualifies and follows up; the acquisitions manager meets the seller, negotiates and signs the contract. In a small operation one person often does both. Hiring a lead manager first frees the person who signs contracts to spend their time on sellers who are ready.

Will the lead manager make offers to sellers?

Only if you want them to, and only on the numbers and rules you set. Many investors keep offers and contracts for themselves, and the lead manager hands over qualified sellers with full notes instead.
