ARIZONA COLD CALLING
Real Estate Cold Calling in Arizona
We run dedicated outbound calling for real estate investors and wholesalers across Arizona — dialing your market, in your time zone, and booking motivated-seller conversations.
Dial Arizona sellers before your competition
Arizona — and metro Phoenix in particular — is one of the most competitive investor markets in America. When a motivated seller in Maryvale or West Mesa picks up the phone, five other wholesalers are usually a day behind. Our real estate cold calling service puts a dedicated, trained caller on your Arizona lists, dialing daily across Phoenix, Mesa, Tucson, Scottsdale, and Glendale so you're the first real conversation a seller has.
Every Arizona campaign includes skip-traced, dialer-ready data sized to your flow (on data-inclusive plans), calls recorded and QC-audited, weekly reporting, and a caller you handpick. From fix-and-flip inventory in the Valley to land deals outside Tucson, your caller works your market and your time zone.
Month-to-month with no long contracts — scale your Arizona outreach up when you're hunting deals and pause when your pipeline is full.
Phoenix is only part of the Arizona map
An owner of a rental in west Phoenix and a family holding land outside Tucson need completely different conversations. Your caller is briefed on the metro before the first dial, so the opener, the questions and the follow-up match the kind of property you are actually buying.
Metro Phoenix — Maricopa County
Phoenix, Mesa, Chandler, Glendale, Scottsdale, Gilbert and Tempe make up the most competitive investor market in the state, with heavy landlord and institutional-buyer activity. Sellers here hear from a lot of buyers, so consistency wins: tired-landlord, absentee-owner and pre-foreclosure lists reward a caller who follows up on schedule instead of dialing once.
Tucson — Pima County
Older housing stock, a large university rental base and steadier pricing than the Valley. There is more room in the numbers here, and absentee owners who bought a rental years ago and never moved back are common.
Pinal County — Casa Grande, Maricopa and Apache Junction
The fast-growing corridor between Phoenix and Tucson. Newer subdivisions mean owners who bought near the top of a cycle, plus a steady supply of landlords managing from the Valley rather than locally.
Northern Arizona — Coconino, Yavapai and Mohave
Flagstaff, Prescott, Lake Havasu City and Kingman. Second homes, seasonal and vacation owners, and a high share of people who own the property from another state entirely.
Yuma and rural Arizona
Agricultural land, winter-visitor communities and manufactured homes. These deals need patient, respectful callers, and title is worth checking early.
Not on this list? We dial the whole state, from Sierra Vista to Bullhead City. Pair any market with absentee owner leads or probate leads for a sharper list.
What makes Arizona different to call
Arizona investors who get the most out of a calling campaign plan for a few things that work differently here:
- Arizona does not change its clocks — the state stays on Mountain Standard Time all year (the Navajo Nation is the exception). For part of the year Phoenix lines up with Pacific time and for the rest it lines up with Mountain, so a fixed “call at 9am Arizona time” rule drifts against the rest of your campaign. We set call windows by the owner's local time, not the property's.
- A long pre-foreclosure runway — most Arizona foreclosures run through a trustee's sale rather than a court. A notice of trustee's sale is recorded and the sale generally cannot take place for around 90 days, which gives you a much longer window to reach a pre-foreclosure owner than in the fast states. Have your attorney confirm the timing for your deals.
- Tax liens rather than immediate tax deeds — Arizona counties sell tax lien certificates — Maricopa County's sale is held in February — and the owner keeps a multi-year window to redeem. Those owners are under real financial pressure but still own the property, which makes them worth a conversation.
- Heavy out-of-state and seasonal ownership — winter visitors, second-home owners and a large contingent of California-based investors. Absentee lists here are deep, and the owner is often two or three time zones away from the house you are calling about.
- Arizona's own telemarketing rules — Arizona has state telephone-solicitation rules sitting on top of the federal TCPA. We scrub against the Do Not Call list and set calling hours by the owner's local time. Have your attorney confirm how the rules apply to your campaign. Arizona calling rules
What Arizona law adds to the federal rules
- The national list is Arizona’s list. Arizona bars sales calls and, since 2023, texts to numbers on the national Do Not Call Registry, enforced by the Attorney General. Requests not to be called must be honored, and kept for years.
- Mobile phones. Arizona law bars unsolicited telephone sales calls to mobile phones, and recorded-voice calls to home phones need prior express consent. Caller ID may not be blocked.
- The opening. Before the pitch, the caller gives their true name, the business’s legal name, and the address they are calling from.
- Registration. Telephone solicitors register with the Secretary of State each year and post a bond.
- Wholesaling (since 2022). A wholesale buyer of a home with fewer than five units must tell the seller in writing, before any binding agreement, that they are a wholesale buyer. Without that notice the seller can cancel before escrow closes and keep the earnest money.
Arizona’s law is written around selling merchandise, so whether it reaches a call offering to buy a house is doubtful. The safe course is to follow it anyway. General information, not legal advice; have your attorney confirm what applies to your campaign.

Frequently Asked Questions
Do you cold call for real estate investors in Arizona?
Yes. We run dedicated outbound cold calling for investors and wholesalers across Arizona — metro Phoenix, Tucson, and beyond — dialing your lists in-market and booking motivated-seller conversations.
Do you provide Arizona property data and skip tracing?
On our data-inclusive plans we handle data pulling and skip tracing at no per-record charge for your Arizona campaign — absentee owners, high-equity, tired landlords, pre-foreclosure, and more. You can also bring your own Arizona list.
How fast can my campaign go live?
Under 72 hours. We configure your dialer, numbers, and scripts, and your dedicated caller starts dialing right away.
Which Arizona markets do you call?
The whole state. Most campaigns concentrate on metro Phoenix (Maricopa County), Tucson (Pima County) and the Pinal County corridor, but we also dial northern Arizona — Flagstaff, Prescott, Lake Havasu and Kingman — plus Yuma and the rural counties. Your caller is briefed on the metro before the first dial.
Does Arizona skipping daylight saving affect my calling hours?
It affects them more than most people expect. Arizona stays on Mountain Standard Time all year, so its offset against the rest of the country shifts twice a year even though the clocks in Phoenix never move. We schedule by the owner's local time rather than the property's, which matters because a large share of Arizona owners live out of state.
Ready to fill your pipeline with real conversations?
Your first week of calling is free. If we don’t hand you at least 3 sellers who want an offer, you pay nothing. Month to month after that.
