What makes Missouri different to call
Missouri keeps its own No-Call list
The Missouri Attorney General runs a state No-Call list for home and personal cell numbers, updated four times a year (March, June, September and December). It applies to telemarketing calls to Missouri residents wherever the call comes from, and the law covers texts as well as calls. A knowing violation can cost up to $5,000. Whether it reaches a call offering to buy a house has not been settled, so the safe course is to scrub Missouri lists against both the national registry and the current Missouri list before anyone dials.
Calling hours match the federal window
Missouri allows telemarketing calls from 8 a.m. to 9 p.m. local time, the same as federal law, and the whole state is on Central Time. Missouri law also bans blocking caller ID and repeated calls meant to harass.
Wholesalers owe sellers a written disclosure (2026)
Senate Bill 973, signed in July 2026 and in effect since August 28, 2026, adds a wholesaler disclosure for homes of one to four units. Before the contract, the wholesaler has to give the owner a separate written disclosure that the owner signs, and the owner can cancel before closing without penalty. A violation counts as an unlawful practice under the Missouri Merchandising Practices Act. It requires a disclosure, not a license. Have your attorney check your paperwork against the final text before your caller books the first appointment.
Foreclosure is usually a trustee’s sale
Most Missouri foreclosures happen out of court under a deed of trust, with at least 20 days’ notice of the sale. The owner’s right to redeem after the sale is narrow: it applies only when the lender buys the property and the owner gave written notice and posted a bond in time. Treat the sale date as the deadline when you call a pre-foreclosure list.
Tax sales run in late August
County tax sales are held on the fourth Monday in August, and after a first or second offering the owner generally has a year to redeem. The 2026 law also rewrote parts of the tax sale rules, and St. Louis City runs its own process through the courts, so check the current rules for your county. A tax delinquent owner usually still owns the home and can still sell it.
