TEXAS COLD CALLING
Real Estate Cold Calling in Texas
We run dedicated outbound calling for real estate investors and wholesalers across Texas — dialing your market, in your time zone, and booking motivated-seller conversations.
Dial Texas sellers before your competition
Texas is one of the most active investor markets in the country, and the operators winning deals are the ones having the most seller conversations. Our real estate cold calling service puts a dedicated, trained caller on your Texas lists — working metros like Dallas–Fort Worth, Houston, San Antonio, and Austin — dialing daily so your pipeline stays full.
Every Texas campaign includes skip-traced, dialer-ready data sized to your flow (on data-inclusive plans), calls recorded and QC-audited, weekly reporting, and a caller you handpick. We operate nationwide, so your caller works your Texas market and time zone, whether you focus on single-family wholesaling, land, or rentals.
Month-to-month with no long contracts — scale your Texas outreach up when you're hunting deals and pause when your pipeline is full.
Four major metros, four different playbooks
Texas is big enough that a list from Houston and a list from Austin behave like two different states. Your caller is briefed on the metro before the first dial, so the opener, the questions and the follow-up match the properties you actually buy.
Houston — Harris, Fort Bend and Montgomery
A huge, spread-out market with a lot of older single-family housing and a long history of flooding. Flood-damaged and tired-landlord properties give sellers a concrete reason to talk, and the sheer volume of records rewards wholesalers who dial consistently.
Dallas–Fort Worth — Dallas, Tarrant, Collin and Denton
The largest metro in the state, with fast suburban growth and a big rental base. Absentee owners and out-of-state landlords are a strong list here, and so are inherited homes in older inner-ring neighborhoods.
San Antonio — Bexar County
More affordable, with many long-held family homes. Probate and inherited properties come up often, and older owners tend to respond to a patient, respectful conversation rather than a fast pitch.
Austin — Travis, Williamson and Hays
Prices rose fast and then cooled, which left some recent buyers and small landlords wanting out. Tax-delinquent and vacant-property lists are worth a look, alongside owners of older homes close to the core.
Not on this list? We dial the whole state — El Paso, the Rio Grande Valley, Corpus Christi, Lubbock and rural counties included. Pair any market with probate leads or absentee owner leads for a sharper list.
What makes Texas different to call
The Texas investors who get the most out of a calling campaign plan for a few things that do not apply in most other states:
- Two time zones — almost all of Texas runs on Central Time, but El Paso and Hudspeth counties in the far west are on Mountain Time. We set call windows by the property owner's local time.
- Fast foreclosures — Texas uses non-judicial foreclosure for most home loans, with sales held at the county courthouse on the first Tuesday of the month. The window between notice and sale is short, so pre-foreclosure owners need to be reached quickly.
- Property taxes — Texas has no state income tax and leans heavily on property taxes. Tax-delinquent owners are one of the most motivated seller groups in the state.
- Inherited homes — many Texas families hold property for generations, and heirs often live out of state. Probate and inherited-property lists work well when the caller is patient and knows how to talk about an estate.
- State telemarketing registration — Texas has its own telephone solicitation law with registration requirements and exemptions. Have your attorney confirm whether your campaign needs to register. The federal rules and how state laws add to them are in our guide is real estate cold calling legal? We handle Do Not Call scrubbing and calling hours on our side.

Texas calling rules
What Texas law adds to the federal rules
- Texas keeps its own no-call list. The Public Utility Commission publishes it every quarter, and texts to mobile numbers count as calls for it. Scrub Texas lists against it and the national registry.
- Calling hours. 9 a.m. to 9 p.m. Monday to Saturday, and noon to 9 p.m. on Sunday, in the owner’s local time.
- The opening. The caller immediately gives their name, the business and the purpose of the call.
- Registration. Telephone solicitors register with the Secretary of State and post a bond, and since September 1, 2025 that includes texts. Consent is needed before a sales call to a mobile number the person pays for.
- Wholesaling. An unlicensed person can market or assign a purchase contract only after disclosing in writing that they hold an equitable interest, not the house; without it, the activity counts as unlicensed brokerage. A written notice to the seller was added from January 1, 2024.
Texas law is written mostly around selling, so whether it reaches a call offering to buy a house is doubtful, and courts have split on the federal question. The safe course is to follow the stricter rule. General information, not legal advice; have your attorney confirm what applies to your campaign.

All of them. Most Texas campaigns focus on Houston, Dallas–Fort Worth, San Antonio and Austin, but we dial any county you buy in, including El Paso, the Rio Grande Valley and rural Texas.
