FLORIDA COLD CALLING
Real Estate Cold Calling in Florida
We run dedicated outbound calling for real estate investors and wholesalers across Florida — dialing your market, in your time zone, and booking motivated-seller conversations.
Dial Florida sellers before your competition
Florida is one of the most active investor markets in the country, and the operators winning deals are the ones having the most seller conversations. Our real estate cold calling service puts a dedicated, trained caller on your Florida lists — working metros like Tampa, Orlando, Jacksonville, and Miami — dialing daily so your pipeline stays full.
Every Florida campaign includes skip-traced, dialer-ready data sized to your flow (on data-inclusive plans), calls recorded and QC-audited, weekly reporting, and a caller you handpick. We operate nationwide, so your caller works your Florida market and time zone, whether you focus on single-family wholesaling, land, or rentals.
Month-to-month with no long contracts — scale your Florida outreach up when you're hunting deals and pause when your pipeline is full.
One state, five very different markets
A seller in a Pinellas County condo and an heir holding a vacant lot outside Jacksonville need completely different conversations. Your caller is briefed on the metro before the first dial, so the opener, the questions and the follow-up match the kind of property you are actually buying.
Tampa Bay — Hillsborough, Pinellas and Pasco
A deep pool of older single-family homes and a large share of out-of-state and absentee owners. Absentee-owner and tired-landlord lists tend to work well here, and storm-damaged properties along the coast give sellers a concrete reason to talk.
Orlando — Orange, Seminole and Osceola
Heavy rental and short-term-rental inventory around the tourist corridor, plus fast-growing suburbs. Expect a lot of landlords and second-home owners who live out of state, which means your caller is often the first local contact they have had about the property in years.
Jacksonville — Duval and Northeast Florida
Jacksonville is a consolidated city-county covering a huge land area, so lists run from urban-core rentals to rural parcels. It rewards wholesalers who work volume: probate, tax-delinquent and vacant-property lists all have real depth here.
South Florida — Miami-Dade, Broward and Palm Beach
Condo-heavy and expensive, with many owners who speak Spanish first. Condo owners facing special assessments and rising insurance bills are a distinct seller segment. Tell us if you want a bilingual caller on this market.
Southwest Florida — Fort Myers, Cape Coral and Naples
Seasonal owners, retirees and a long tail of properties still affected by recent hurricanes. Timing matters: many owners are only in-state part of the year, so we plan call windows and follow-ups around that.
Not on this list? We dial the whole state — the Panhandle, Gainesville, Tallahassee and the Space Coast included. Pair any market with probate leads or absentee owner leads for a sharper list.
What makes Florida different to call
The Florida investors who get the most out of a calling campaign plan for a few things that do not apply in most other states:
- Two time zones — most of Florida runs on Eastern Time, but the western Panhandle is on Central. We set call windows by the property owner's local time, not by area code alone.
- Florida's own telemarketing law — the Florida Telephone Solicitation Act adds state-level rules on top of the federal TCPA, including limits on calling hours and on how many calls you place to the same person about the same subject in 24 hours. We build those limits into your dialer settings. Have your attorney confirm how the law applies to your campaign. The federal rules and how state laws add to them are in our guide is real estate cold calling legal?
- Condo pressure — the structural-safety law passed after the 2021 Surfside collapse requires inspections and funded reserves in many condo buildings, and the resulting special assessments have pushed some owners to sell.
- Insurance and storm damage — rising premiums and hurricane repairs are among the most common reasons Florida sellers give for wanting out. Your caller is trained to ask about both.
- Judicial foreclosure — Florida foreclosures go through the courts, which usually means a longer runway between the first missed payment and a sale — more time to reach a pre-foreclosure owner with an offer.

Florida calling rules
What Florida law adds to the federal rules
- Florida keeps its own no-call list. The Department of Agriculture and Consumer Services publishes its “no sales solicitation calls” list every quarter, and it takes in Florida’s numbers from the national registry. Scrub Florida lists against both.
- Calling hours end at 8 p.m. No calls before 8 a.m. or after 8 p.m. in the owner’s time zone. Most of Florida is on Eastern Time, but the western Panhandle, including Pensacola and Panama City, is on Central Time.
- No more than 3 calls in 24 hours to the same person on the same subject, counting every number you call from.
- The opening. The caller gives their true first and last name and the business right away, and caller ID may not be blocked or faked.
- Automated calls and texts. Texts and voicemails count as sales calls. An automated system that selects and dials numbers, or a recorded message, needs the owner’s prior express written consent.
- Seller license. Commercial telephone sellers are licensed by the department and post security; licensed real estate agents working within their license are exempt.
- Wholesaling. Florida has no wholesaling statute, but selling or offering property for someone else for pay requires a broker license, so have your attorney review how you market an assigned contract.
Florida’s laws are written around calls that sell something to the person called, so whether they reach a call offering to buy a house is doubtful, and no Florida court has decided it. The safe course is to follow the stricter rule. General information, not legal advice; have your attorney confirm what applies to your campaign.
