For real estate agents
Outsourced ISA services for real estate agents
A trained inside sales agent who calls your expired listings, FSBOs and farm, keeps in touch with your sphere and your old online leads, and books listing appointments on your calendar. We make the calls. You go to the appointments.
What your ISA calls
The calls that turn into listings
Listing appointments come from steady prospecting, and prospecting is the first thing to go when your day fills with showings and negotiations. Your ISA does it every working day.
Owners who wanted to sell
Their listing ran out, and many of them still want to move. Your ISA asks what happened with the last listing, finds out whether they are still a seller, and books a time for you to see the house.
FSBOs, followed up for weeks
Most FSBO sellers are not ready to hire an agent on the first call. Your ISA keeps a friendly follow-up going, so you are the agent they already know when they decide they want help. Our FSBO scripts show the calls.
Circle prospecting
Around every new listing and every sale you close, your ISA calls the neighbors with the news and asks whether they have thought about selling, or know someone who has.
Past clients and contacts
Regular check-in calls to the people who already know you, so the referral and repeat business you have earned does not go to whichever agent called them last.
The leads nobody called back
Portal and website leads from months ago that went quiet. Your ISA calls them again and finds the ones whose plans have moved closer.
Confirmed appointments
Every booked appointment is confirmed the day before, with the call notes attached, so you walk in knowing why they are selling and what went wrong last time.
How it works
Four steps to the first booked appointment
Strategy call
We agree on your market, the lists to call and what a booked appointment has to look like: a real reason to sell, a timeline, and the owner agreeing to meet you.
Lists and scripts
Bring your expired and FSBO lists from your MLS or your data provider. For a farm area we can build an owner list from county records and skip trace it. The scripts are written with you, in your voice, and you approve them.
Scrubbed, then dialed
Every list is checked against the national Do Not Call registry and your own do-not-call list before it is dialed, and calls keep to allowed calling hours in the owner’s time zone.
Appointments and a weekly review
Appointments land on your calendar with the notes. A weekly report shows every number, and we meet with you each week to adjust the lists and the scripts.
What an ISA is
One job: conversations that become appointments
An inside sales agent is not a general assistant. A transaction coordinator handles files and an assistant handles your inbox. An ISA does one thing all day: phone calls that end in a booked appointment or a scheduled follow-up.
That focus is the point. An agent who prospects between showings makes a handful of calls on a good day and none on a busy one. An ISA makes the calls every working day, keeps every follow-up date, and writes down what each owner said, so the conversation picks up where it left off.
You keep the part that needs your license and your judgment: the listing appointment, the pricing conversation and the contract. Your ISA never quotes a price or a commission.
Compliance
Agent prospecting calls are telemarketing
When an agent calls an owner to offer listing services, that is a telephone solicitation under federal rules. Expired listings and FSBOs are not exempt: a sign in the yard or an expired listing is not permission to call a number on the Do Not Call registry. This is how the calls we make for agents follow the main rules:
- Do Not Call registry. Lists are checked against the national registry before they are dialed, and numbers on it are not called.
- Your do-not-call list. An owner who asks not to be called again is recorded and never called again for you.
- Calling hours. Calls go out between 8 a.m. and 9 p.m. in the owner’s time zone, and inside any narrower window a state sets.
- An honest introduction. The ISA says who they are and that they are calling for you and your brokerage.
The full set of rules, including texts and state laws, is in our guide is real estate cold calling legal? This is how we run the calls, not legal advice; your broker and your attorney have the final word for your state.
Common questions
About outsourced ISA services
What does a real estate ISA do?
An inside sales agent makes your prospecting and follow-up calls: expired listings, FSBOs, your farm, your sphere and old online leads. They qualify each owner and book listing appointments on your calendar. You run the appointments.
Does the ISA need a real estate license?
In many states an unlicensed caller may set appointments for a licensed agent as long as they do not discuss price, commission or terms, and our ISAs never do. The rules differ by state, so confirm what yours allows with your broker before the calls start.
Can my ISA call expired listings and FSBOs on the Do Not Call list?
No. An agent’s call to offer listing services is a telephone solicitation, and expired listings and FSBOs are not exempt. Numbers on the registry are removed before dialing. Reach those owners by mail or at the door instead.
Whose name does the ISA use on the call?
The ISA introduces themselves by their own name and says they are calling for you and your brokerage. We agree on the exact wording and the caller ID with you before the first call.
How do I know the calls are any good?
Every call is recorded and goes through quality control, and you can listen to any of them. You also get a weekly report and a weekly meeting. To hear how our callers sound before you start, listen to the unedited recordings on our site.
What does an outsourced ISA cost?
It is quoted on the strategy call, because the lists, the hours and the number of callers change the job. It runs month to month, with no long-term contract.
